Summary

General Duties
  • Manages and organizes a maintenance team to ensure proper maintenance and repair of the entire building, hotel areas, and equipment, within budget and management norms.
  • Plans, directs, controls, coordinates, and participates in maintenance activities of all personnel involved.
  • Oversees the operation of the maintenance department, overall condition of the property, and upkeep of furniture, fixtures, equipment, systems, and buildings.
  • Ensures security and safety standards for equipment and buildings.
  • Provides recommendations and permanent solutions for defects and engineering issues.
  • Consolidates and reports data required for Earth Check certification and during audits.
  • Has knowledge of hotel assets and structures to advise on strategic planning for operational effectiveness, safety, and security.
Management Responsibilities
  • Ensures implementation of hotel vision and business plans within the maintenance department.
  • Ensures adherence to policies, procedures, and rules set by management.
General Responsibilities
  • Plans, directs, and coordinates maintenance and repair activities for all hotel systems and equipment.
  • Recruits, interviews, and hires staff, ensuring the right fit for each role.
  • Communicates the hotel's vision and brand to the team and trains staff for current and future roles.
  • Sets high performance standards and recognizes outstanding performance.
  • Schedules staff according to business needs and maintains hotel standards and policies.
  • Prioritizes and delegates work, monitors performance, and motivates staff.
  • Maintains cleanliness, hygiene, and sanitation standards.
  • Inspects hotel facilities regularly and ensures proper maintenance and repairs.
  • Coordinates with departments for technical requirements and pre-event planning.
  • Controls costs, manages inventory, and oversees procurement of supplies and equipment.
Preventative Maintenance
  • Implements and manages preventative maintenance programs across the hotel.
  • Sets schedules and ensures timely execution of maintenance tasks.
  • Maintains updated asset listings and safety standards, including fire safety and emergency procedures.
Hotel Safety and Security
  • Ensures compliance with Indonesian laws regarding fire, gas, and electrical safety.
  • Maintains fire detection and fighting equipment and conducts regular drills.
Financial Responsibilities
  • Optimizes equipment lifespan and minimizes expenses.
  • Manages departmental costs, procurement, and inventory control.
  • Prepares budgets, Capex plans, and expense forecasts in collaboration with management.
  • Stays informed on new products, energy-saving measures, and pricing strategies.
Legal Responsibilities
  • Keeps updated on Indonesian legislation related to technical and safety standards.
Social Responsibilities
  • Plans manpower with management and ensures quality recruitment.
  • Proposes promotions and salary reviews.
  • Ensures clear job descriptions and work objectives for staff.
  • Respects personnel procedures, disciplines, and training programs.
  • Hires, trains, guides, and evaluates maintenance staff.
  • Fosters professional and cooperative relationships within the hotel.
  • Ensures adherence to hotel rules and confidentiality.
  • Attends meetings and maintains a professional attitude.
Environmental Sustainability Responsibilities
  • Follows health, safety, and security policies.
