General Duties

  • Manages and organizes a maintenance team to ensure proper maintenance and repair of the entire building, hotel areas, and equipment (front and back of the house), within a budget and according to management norms.
  • Responsible for planning, directing, controlling, coordinating, and participating in all maintenance personnel activities.
  • Oversees the operation of the maintenance department, the overall condition of the property, and the repair and upkeep of furniture, fixtures, equipment, systems, and buildings, respecting assets and equipment standards.
  • Ensures security and safety norms for equipment and buildings are maintained.
  • Provides ongoing recommendations and permanent solutions for defects and engineering issues.
  • Consolidates and reports data for Earth Check certification and ensures accurate data presentation during audits.
  • Possesses sufficient knowledge of hotel assets, equipment, and structures to advise on strategic planning for operational effectiveness, safety, and security.

Management Responsibilities

  • Implements the hotel vision within the maintenance department and executes business action plans.
  • Ensures staff adherence to policies, procedures, and rules set by management.

General Responsibilities

  • Plans, directs, controls, and coordinates maintenance and repair activities across all engineering personnel, covering AV, M&E, building systems, boilers, HVAC, electrical, water, fire systems, kitchen, laundry, gas, etc.
  • Recruits, interviews, and hires staff, ensuring the right fit for each role.
  • Communicates the hotel's vision and brand personality to the team, integrating it into business practices.
  • Trains staff for current and future roles, sets high performance standards, and recognizes outstanding performance.
  • Schedules staff according to business needs, maintains hotel standards, policies, and procedures.
  • Prioritizes, organizes, delegates work, and monitors performance, motivating the team and fostering positive relations.
  • Implements maintenance standards, inspects hotel facilities regularly, and ensures availability of spare parts.
  • Checks equipment condition, coordinates repairs, and maintains cleanliness, hygiene, and sanitation standards.
  • Coordinates with banquet and other departments for technical requirements and pre-event planning.
  • Works with Purchasing to source needed items, ensuring quality and value, and controls costs through inventory management.
  • Prepares maintenance staff schedules and oversees their implementation.

Preventative Maintenance

  • Maintains a preventative maintenance program for all hotel areas.
  • Sets up and ensures timely realization of maintenance schedules, keeping full asset listings updated.
  • Responsible for asset maintenance, safety, and fire standards, including regular checks and emergency procedures.

Hotel Safety and Security

  • Ensures the safe use and availability of fire, gas, and electrical equipment in accordance with Indonesian laws.
  • Maintains operational fire detection and fighting equipment, conducts regular fire drills in cooperation with security.

Financial Responsibilities

  • Focuses on maximizing equipment lifespan and minimizing expenses.
  • Manages departmental costs, procurement, and supplier selection in collaboration with purchasing.
  • Prepares budgets, Capex plans, and expense forecasts with approval from the General Manager.
  • Stays updated on new products, energy-saving strategies, and pricing, and implements energy-saving plans and staff training.

Legal Responsibilities

  • Keeps up-to-date with Indonesian legislation regarding technical and safety aspects.

Social Responsibilities

  • Plans manpower with RM & GM, ensures quality recruitment, proposes promotions and salary reviews.
  • Ensures proper job descriptions, discipline, training, and performance evaluations.
  • Maintains professional relationships across departments, respects hotel image and confidentiality, and adheres to policies.

Environmental Sustainability Responsibilities

  • Adheres to health, safety, security policies.
  • Supports environmentally friendly operations and Earth Check principles.
