Overview

Purpose: Provides a high level of property maintenance knowledge. Position has overall responsibility for maintaining more than one building, grounds and physical plant with particular attention towards safety, security and asset protection.

Responsibilities
  • Accountable for managing the budget, capital expenditure projects, preventative maintenance and energy conservation of the property.
  • Develops and implements strategies that will deliver products and services meeting the needs and expectations of guests and employees while maximizing financial performance.
  • Responsible for maintaining standards and regulatory requirements. Leads the emergency response team for all facility issues.
  • Manage Engineering Operations and budgets. Work with property and regional engineering leadership to determine how Engineering is performing against budget and highlight areas of concern.
  • Lead and supervise the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems in accordance with Standard Operating Procedures.
  • Administer service contracts to support property needs. Ensure fire crew understands procedures, equipment and alarms.
  • Coach and support engineering leadership to manage controllable expenses (e.g., wages, utilities, tools, equipment, grounds keeping supplies, uniforms, vendors, service agreements, inventory).
  • Develop an engineering operating strategy aligned with the property/brand business strategy and manage Engineering budgets.
  • Oversee long-term preventative maintenance and 10-year asset protection plans for each unit. Review financial reports to determine Engineering performance against budget and address potential areas of concern proactively.
  • Communicate a clear and consistent message regarding departmental goals to produce desired results. Supervise construction to ensure timely completion within budget.
  • Maintain engineering guidelines and standards. Ensure compliance with state, local and federal regulations. Maintain life safety systems and ensure licenses, permits and certifications are current for each unit.
  • Support profitability by managing controllable expenses and participating in department capital expenditure planning and budgeting processes. Prepare weekly and period end P&L for each unit; understand the impact of department operations on property financial goals; educate staff as appropriate.
  • Review and manage controllable expenses (heat, light, power, water, tools and equipment, grounds keeping supplies, uniforms, vendors, service agreements, etc.). Ensure fair and equitable treatment of employees and proper documentation according to SOPs/LSOPs. Support the Peer Review process. Foster an open-door policy to address employee concerns and recognize successes.
  • Resolve guest problems and complaints. Ensure regular communication about daily operations and business objectives.
Qualifications
  • Education: High school diploma or GED; 6 years experience in engineering and maintenance or related professional area; technical training in HVAC/R/Electrical/Plumbing.
  • OR a 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 4 years experience in engineering and maintenance or related professional area; technical training in HVAC/R/Electrical/Plumbing.
  • Core competencies include Leadership, Adaptability, Communication, Problem Solving and Decision Making, Professional Demeanor, Team Building, Planning and Organizing, Customer Relationships, Global Mindset, Talent Management and Technical Acumen related to Equipment Maintenance and Equipment Selection.
