Purpose
- Overall responsibility for the delivery of Business plan and overall project activities.
- Lead the Project Team in developing the project vision, business plan, feasibility studies, master plan, product mix, project design, execution and delivery of project components.
- Provide leadership and guidance to internal and external teams/stakeholders.
- Manage multiple stakeholders and JV partner agreements (subject to Project structures), oversee the preparation of board papers and committee presentations, obtain approvals according to strategic plans, and drive the development process.
- Work closely with the relevant Leadership team and Shareholders, and/or existing assets to fulfill the required vision.
Responsibilities
Leadership
- Lead the effective achievement of functional objectives through leadership of allocated resources for the project scope and setting of individual objectives, managing performance, recruiting qualified staff, developing and motivating staff, provision of formal and informal feedback and appraisal to maximize subordinate and departmental performance.
Organization Structure
- Define and recommend an optimum project organization structure so that resources are optimally utilized, and communication can efficiently take place.
- Provide coaching and mentoring to members of Project Teams as well as ensuring mentoring programs are in place across the Project.
- People management: Provide leadership, including appropriate staffing levels, recruitment, and development of individuals.
- Ensure proper communication and engagement of teams amongst one another.
Budgets and Plans
- Lead the preparation and consolidation of the business unit budgets and monitor financial performance versus the budget so that the business is aware of anticipated costs/revenues, areas of unsatisfactory performance are identified, and potential performance improvement opportunities are capitalized upon.
Provide in-depth explanations for financial considerations of the project to the Asset Management and Finance team.
Policies, Systems, Processes & Procedures
- Support the SPV structure in the development and oversee the implementation of functional policies, systems, processes, procedures, and controls covering all areas of function so that all relevant procedural/legislative requirements are fulfilled while delivering a quality, cost-effective service in a consistent manner.
- Manage identification and documentation of business risks including political and economic risks.
- Analyze, evaluate, and rank overall risk exposure, including technical, financial, and human resources.
- Develop and actively lead risk mitigation measures to ensure that business cases are secure to meet profit and margin targets.
Quality, Health, Safety, & Environment
- Direct the compliance of all relevant quality, health, safety, and environmental management policies, procedures, and controls across the function to guarantee employee safety, legislative compliance, delivery of high-quality products/services, and a responsible environmental attitude.
- Oversee the senior Project Team members to ensure the health and safety of the entire team, including the PM/CM team, all consultants, and vendors throughout their business activities.
MIS and Reports
- Ensure that all functional reports are completed timely and comply with international principles of corporate governance and standards, Shareholders' policies, and standards.
Project Direction & Management
- Dependent upon assignment, may be required to supervise the operational activities of an assigned project or area of responsibility.
- Prepare Scope of services, RFP, RFQ, negotiate and administer contracts and amendments.
- Perform other job-related duties as required.
- Coordinate and meet with local governments, public and private enterprises.
- Ability to supervise and/or direct the work.
- Independently research, analyze and make effective recommendations on administrative, management, budget procedures, and problems.
- Prepare, negotiate, and administer contracts.
- Research, compile and analyze statistical and other data.
- Write reports and briefs.
- Prioritize workload efficiently, without direct instruction, to meet deadlines under changing conditions.
- Exercise initiative.
- Coordinate with Finance for all Business Planning & Project Reporting.
- Facilitate, coordinate, and negotiate between different stakeholders, government, and the public.
- Present ideas orally and in writing.
- Win and maintain the confidence and cooperation of others.
- Establish and maintain effective teams with others.
- Identify, secure, and manage strategic partnerships and opportunities with operators and retailers.
- Strategic planning aimed at maximizing revenue generation, operational efficiency, and long-term sustainability of the project.
- Sales and Leasing.
- Marketing planning and execution.
- Facilitate coordination with various key stakeholders (internal & external) for data/expertise gathering; develop and maintain effective business relationships with all relevant external/internal entities such as government regulatory authorities, investors, key stakeholders, contractors, service providers, and all sections with the highest standards of business ethics, whilst promptly attending to all critical issues to ensure the services required by the organization are delivered most effectively.
- Collaborate with other business units, corporate centers, and source and manage relations with sub-developers/development partners to ensure all operations are smoothly facilitated.
- Establish and implement a robust internal and external communications and PR strategy aligned with the business plan to assist in positioning, growth, and effective delivery of the project.
- Act as Ambassador for the project(s) and Shareholders and focus on enhancing the projected image and protect Shareholders' reputation and brand. Maintain a positive market profile within the wider business community.
- Ensure that a professional and well-managed relationship strategy with all relevant Government officials and authority organizations is established and maintained.
- Lead on the sustainability initiatives through developing, growing, and implementing relevant CSR initiatives and engaging the concerned communities.
Operational
- Lead and manage the provision of project delivery support to ensure Shareholders achieve business objectives and maintain target profitability.
Change Management
- Lead and direct the management of change through continuous improvement of functional systems, processes, and practices considering 'international leading practice', changes in international standards, and changes in the business environment that demand proactive action plans.
Education & Experience
Minimum Qualifications:
- Relevant Degree in business, Engineering or science.
Preferred Qualifications:
- Graduate degree or a keen understanding of PM/business administration or equivalent.
Minimum Experience:
- 10-12 years relevant experience out of which 5 years should be at an equivalent Management level at a recognized real estate and property development business, residential, commercial, and/or hospitality industries with a strong hospitality component.
- With a track record of Project Management.
- Demonstrable experience of the entire development cycle, including land identification and preparation of feasibility report, identifying and appointing of the design team, managing design development within preset timelines and budgets.
Experienced in owning and managing a development P&L of $10M/$20M.
