Senior Maintenance Manager

Job Summary

The successful candidate will be responsible for managing the maintenance team to ensure proper maintenance and repair of the entire building and hotel areas, as well as overseeing the operation of the maintenance department.

Key Responsibilities:

• Manage and organize a maintenance team to ensure timely completion of tasks within budget and management norms.
• Plan, direct, control, coordinate, and participate in maintenance activities of all personnel.
• Oversee the condition and upkeep of the property, furniture, fixtures, equipment, installations, systems, and buildings, ensuring asset safety and functionality.
• Ensure security and safety standards for equipment and buildings.
• Provide recommendations and solutions for defects and engineering issues.
• Maintain and report data for certifications and audits.
• Possess sufficient knowledge of hotel assets, equipment, and structure to advise on operational planning for safety, security, and efficiency.

Management Objectives:

• Implement business plans within the maintenance department.
• Ensure adherence to policies, procedures, and rules set by management.

Main Responsibilities:

• Plan, direct, control, and coordinate maintenance and repair activities, focusing on critical systems like HVAC, electrical, water, fire safety, and hotel-specific systems.
• Recruit, interview, and hire staff.
• Communicate the hotel's vision and brand to the team.
• Train staff for current and future roles.
• Schedule staff according to business needs.
• Maintain high performance standards.
• Prioritize and delegate work assignments.
• Supervise and motivate engineering staff, fostering teamwork.
• Promote positive relationships with other departments.
• Develop and implement maintenance standards.
• Inspect hotel facilities regularly for condition and cleanliness.
• Manage spare parts inventory for seamless operations.
• Ensure all equipment is in good working order and repairs are completed promptly.
• Conduct sanitation and maintenance inspections.

• Collaborate with purchasing for sourcing and quality control of supplies.

• Prepare maintenance schedules and control staff coverage.

Preventative Maintenance:

• Implement and monitor a preventative maintenance program for all hotel areas.
• Set up schedules and ensure timely execution.
• Maintain updated listings of M&E assets for scheduling.
• Oversee asset maintenance and safety standards.

Hotel Safety and Security:

• Ensure compliance with laws regarding fire, gas, and electrical safety.
• Maintain fire detection and fighting equipment in working condition.
• Conduct regular fire drills with the security department.

Financial Management:

• Optimize equipment lifespan and minimize expenses.
• Manage departmental costs and expenses according to guidelines.
• Oversee procurement of equipment and spare parts, collaborating with the purchasing department.
• Control inventory levels and prevent shortages.
• Prepare annual budgets and monthly expense forecasts.
• Stay informed on new products and pricing.
• Develop energy-saving plans and train staff accordingly.

Legal Compliance:

• Stay updated on legislation related to technical and safety standards.

Social Responsibilities:

• Plan manpower and ensure quality recruitment.
• Propose promotions and salary reviews.
• Ensure clear job descriptions and objectives for staff.
• Maintain discipline and training procedures.
• Hire, train, and evaluate maintenance personnel.
